Before you beat your brains out looking for your Lake view lot, spend some time here.
Forty years ago when they had 30,000 some odd lots for sale and the very first buyers walked into the sales office, I can visualize it now. The salesman said, “What are looking for.” The response was all ways “something with a Lake View.” At that time almost every lot in town had a lake view for there were no houses to block the view. When the folks came back 20 years later to visit their lot they were surprised to find there was no lake view, the house next door had been built.
So we need to set some guide lines. There are many lots available that from somewhere on the property you may see a portion of the lake. To me that is not a lake view lot.
Simply, a lake view lot is one that if from the living-family room possibly kitchen-dining area you have an unobstructed view of the lake and the houses towards the lake have been built, thus guaranteeing what you see will be there after they have built their walls etc. then you have a lake view. There are many different rules you need to know if you are desirous of a lake view. To many to put down. But the important thing to remember is that you may see all the lake views in town in one day. I remember when I first came to Havasu, 20 years ago, I looked for three months before I found a good lake view. I paid double maybe triple for it. But I was happy. For all these years every buyer has wanted a lake view if they could afford it. So it is no wonder that today there are next to none left. In the past people have looked for months to find a lake view. Driving streets won’t do it. Preconceived ideas won’t do it. For there are just so many left. And they are all in the same basic areas. Just a short 5 years ago it would take 5 days to see them all. Today I can see them all in 4 to 5 hours.
Historically lake view lots have cost double what the average lot cost. Today, there are some for sale at under the average price of a lot, $144,000. To my mind lake view lots are the best investment for what is rare is what is valuable. There is hardly anything more rare than a lake view lot, about 20 remain. RE-- Residential Estates lots, there are 24 for sale, Equestrian are more rare, 3 only, acres rare, mountain views are rare. What is rare today will be far more valuable in the future.
