Golf Course Lots

Golf Course and RE (residential estates) lots are one and the same. Under the same heading in the Realtors MLS are the golf course lots at the Refuge and the Glen Eagles shown as 470 Acoma.  Subtract those two and you will have the remaining RE & Golf course lots.

To understand this there are the lots that are specifically on the golf course and the RE lots that are within several blocks.  The difference between an RE and other lots in town is that you may build two story on an RE.  That is two stories above the allowed height which is different for different lots.  An example is the following lot.

2512 Saratoga Ave 2315-1-11                          On the Golf Course.  You may build the foundation of the house at the level that you may attain a 12000 sq. Ft. pad which is approximately 4-6 ft. below the level of the grass lip of the golf course  It is my understanding that you may build to a height of 30 feet above that level.  Thus you could have 3000 sq ft of garages under your 3000 sq. ft. home.  Your home would then have a Lake view over the white house next door and a down hill to the right fairway view along with another fairway straight ahead and most importantly little if any golf balls.  This may be the best lot left at $100K under others on the course.  TERMS  702 236 1544

2010 Jamaica Blvd.                                   First vacant lot on right after the Spanish Hacienda as Lake Havasu Ave turns into Jamaica.  Two lots lower towards the lake was for sale at $275,000.  Across the street is a $325,000 lot and just below the houses towards the lake is a    $375,000.  Throw a rock and hit all three. Here you could build a 3,000 sq.ft. toy barn with 3,000 sq.ft. of charm up with a privacy patio that would give you second best lake view in town.  Because of the height and manor of construction you would never know you were on a busy street. 2035 Jamaica Blvd.                           Across the street from the above lot is lot Tract 136-13-10 it is square and 100’ wide on the street going up 185’ over 2/5s of an acre.  It has several plateaus that could be built on give the owner a wonderful Lake view and be above everything and in the right place. Next door is a home for sale at 1 Million. It’s the right neighborhood for you to make your statement.

2025 Jamaica Blvd.                             There is an existing driveway that as you look at it from the street their are palm trees on the right and gold rock. That is landscaping on the driveway of this lot, walk up the driveway and when on top, the lot is between the driveway to the tennis court and to the bluff where you may build your two story dream home that gives you perhaps the #1 lake view in town.  When buying in this price range it is easy to compare the number 1 lots in town. The other 20 some RE lots are easy to compare. The most important thing to remember is that if you are only going to build 1 story then most of the lots are small and expensive in comparison to R-1 lots. If you must be downtown next to the golf course or on it you should take advantage of what RE lots offer, namely the right to build two stories.  Good luck!
