Tough but available. You just need to open the doors to $150,000 to $200,000 or more . See your broker for a list and save yourself time. You save time by looking in better neighborhoods only. You could look at the Palo Verde N. lakeside of the highway if you are building 2400 square fee, but if building 3000 you will be the best home in the area and violate the rules of investing in real estate. The Amigo area will hold your project better, as well the Kicking Horse, Pocahantas, Vega to Kiowa areas. Look under the large house on the hill (the highest house in town), Pacific Drive areas.
Ask your broker to give you everything in Tract 127B that is for sale. That’s Flying Cloud, Martinique, Mediterranean, Silver Clipper. There is a near acre available by private party at the bottom of Flying Cloud. It is under $200,000 with a great mountain view. All the other acres in town are $300,000 or more to my knowledge. Check Crest Lane, Silver Clipper.
There are great lake view lots in this area that will work. Check out Trimaran Place, Sponson below Palomino for over-under with large garages, Arizona Place, and Carlsbad Court, Kicking Horse Court
Finally, the RE-golf course lots down in the center of town should be looked at in order to consider two-story. As you can see from the the market analysis page, an RE is more expensive than an R-1. The REs now are expensive; the average price is $218,000 and the median price is $216,000. What makes sense is to understand that in some instances you can build a two story and often get a phenomenal view with all the garages in the world below. Call us if you have a problem.
