YOU must read the 1600 sq. ft. information because I find many buyers think they can still purchase good lots between $70,000 and $90,000 for their 1800 sq.ft. home. There is some advice on how to locate less expensive lots on the 1600 sq. ft. page also.
If you can get by with the standard lot size, 80 X 120 your in luck for 90% of the lots in town are that size. But you need to make sure that your home and lot will increase in value. Building the most expensive home (largest) in a neighborhood is not wise to increase your property value. The largest model in town 18 years ago was 1,500 sq. ft. Also, builders and home owners were not installing tile roofs until about 8 years ago. Think about building the smallest home in the best neighborhood you can afford. The experts on investments will give you this advice. To accomplish this, you may have to pay $90,000-$100,000 or more for your lot.
We suggest you look for tile roofs and as many vacant lots as possible in a neighborhood. This will mean you will have a new neighborhood for some years. Look for more expensive homes than the one you plan to build. If you see a few of these homes, even a block or so away, it will pay you dividends in the future. If is is necessary to drive through old or lesser areas to get to your house, beware.
Where to Look: Chandler Drive area, Clark Street, Commanche, Holiday, Garvey, Kibby Drive and Lane. Overland, Enduro, Carol, Upper Sloop and Bear. Carlsbad, Arizona, Highlander, Sandy, Peruvian, and Saratoga. These are newer areas, look close at them.
If you can afford $120,000, you are almost able to purchase a forever lake view property. You may wish to buy LOCATION, LOCATION, LOCATION which a lake view is and consider it an investment.
ASK your broker for the tract map and the properties for sale in the above areas. An example, look at Track 2277. If you need space for an RV - Boat Garage or more this changes the paramiters. You will probably need to up your ante another $20,000. Good LUCK!
