Please review the 1800 sq. ft. suggestions. However, it is important for you to understand that your home is in the $250,000 range plus $100,000 or more for your lot. Because of this, you need to recognize that with improvements you are approaching the $400,000 range for your home.
The problem is that average house in town is worth $278,000 as of June 2004, thus that is the value of the average neighborhood roughly speaking. Another way to think is that half of the lots in town are priced under $100,000 and half over. So if you work and look in the beginning of the upper half that may solve your problem. Again, read any book on investing in real estate, and it will say very specifically that you should not overbuild for the neighborhood. Location, location, location.
Quality lots in quality neighborhoods are few and far between, and as such are dear to the owners. The problem will become more acute in the near future. You need to work from the average price which is over $132,000. So you need to consider paying $125,000 to $150,000 for the right lot & location. If you pay anything less, you will probably pay dearly when you try to sell. Another rule is to spend 1/4 to 1/3 of your total package for land.
So, through some common sense logic, we are able to now know what we will probably have to pay and somewhat where we will find good lots. The job gets easier at this point. Ask your realtor to give you every lot for sale between $130,000 and $150,000 and the size of the lot. There is about 20. At this writing there is one great lot for sure.

Lake view, because of it rarity, automatically qualifies for location, location, location. As a case in point, a lot at the top of Kibby Lane sold two years ago in the $200,000 range. Yet, that was the average value of the homes on the street. Today that lot might be worth $350,000 but the average home might now be worth $350,000.
Size of the lot comes into play when you say that they want room for the RV & boat garage to the side of the house. That normally requires a 95 to 100 foot wide lot. They are near impossible to find but you might find a 80 X 200 where you could build a 60 X40 ft garage structure in front. This is what a lot of the toy barn buyers are doing.
